Studio Design ideas Needed for Warehouse

Hello folks... Been reading the site for a while and now im finally ready to stop paying for blocks of time and build my own studio. We have recently aquired some nice Warehouse space. The space is 5500 sq ft with 22 ft high ceilings.. The warehouse that will be split down the middle and i will only be using half of it and will have a neighbor in the other half My half of the Warehous is 2750 sq ft with 500 sq to be used as shared walk space for bathroom use and entry and exit...So my buildout space is only 2250 sq ft.... i have snapped some photos of the building for viewing purposes that i will upload hoping it can help. I havent been able to master the sketchup program sso i tried to do a little sketch in paint to give an idea of how the room is set layed out.... What id like to have in my space is one large pro sized studio and control room, another small control room and vocal booth, a lounge large enough for a pool table and a small office / reception area.......and still have room for storage... My budget is only about $17,500-20,000 so maybe i want more than i can afford and i need you guys to help me with a few realistic suggestions if at all possible Below is the sketch along with pics of the space...

build a nice sized control room. I would float it up 10 feet high and make a lounge underneath. Then get a "shit ton" of warehouse acoustics.and about a dozen 4x4 foot portable gobo isolation walls to reduce mic. bleed. plus you can rent the space out for photo shoots and music videos when your not recording. this is the way zepplin recorded, big open warehouse and a little mic isolation for that big sound.dig it. use the space if you can get away with not building a live room. saves you a ton of money and well that about it for now. good day and good luck.

uuummmm, for the size space...I'd recommend taking a reality check. Frankly, I'd submit your goals are a little lofty for the budget you have available. A commercial HVAC system would easily eat your budget alone...if not more. But thats only my opinion for what its worth. fitZ
hey - I agree with andy :) with the budget you have- for the space you have = $8/sqft.
God. I would kill to have your space! Man, Just throw a drumkit in there and enjoy the best drum sound ever. Build a huge, comfortable and cool control room, maybe a small vocal booth and let those bricks do the job for the rest

If you do a lot of the work yourself, you probably have enough money to build a nice control room.

advise for ANY noob: read this forum in-side-out. Get in the know. This place is a treasure concerning studiobuilding.
