Hi All,
I posted a similar set of question on GS, but i seems this is a better place for this.
I could spend all day researching on here..AMAZING, Thank you all.
Well,
I've Just Aquired this old IOOF hall. (oddfellows lodge) in the south shore of nova scotia, Canada.
It was built in 1929 as a performance space ,and community hall.
The foorplan on the main level gives a rough 2500 sq ft, with about 2000 of it being usable.
Cielings are 17.5 feet, and a large nautical wood mezzanine sits a bit over a third of the space.
It is a 4 storey tall building.
I'd love to build my next Studio here.
PROBLEMS:
1.I dont have any very "close" neighbours, but Im worried about sound transmission leaking into the building, and floating , or isolating the control room properly.
2. I dont have very deep pockets, but i like to do things properly, so acheiving the balance can sometimes be difficult.I like to work "efficiently" best put.
The building is located right off of a light traffic Highway, that hears about 1 (40-60 / mph car) every 3-6 minutes on average.
We are also in a zone where the neighbours Really like to mow their Lawns with lawn tractors, as a passtime.
Otherwise the beauty, the views and the climate here a quite pleasant.
The Big hall has a Massive Reverb time,
Around 4 secs avg. at most freqs, id say longer on the high frequencies.
Varnished Wood cielings, Heavy Wood Floors, Plaster and lathe walls, and some glass on the sides and rear (behind Mezzanine)
TASKS:
Id like to tame down the RT60 in there, and have a good idea as to how that works .
I'm most doubtful on how would i build the control room to to have maximum isolation within this giant and delicate sounding hall.
Im also hoping to "seal " the room a little better to kill the external sound sources from the outside, without killing the natural light poking in from the glass on the sides of the hall.
The walls arent extremely thick and are a sandwich formed of: shingle / barnboard /thick timber frame / minor insulation, thin strips of lathing / and plaster slathered on top.
I was thinking of using some sort of Lexan type Plastic to make exterior covers for the window frames, and frame in some modern argon filled windows for sound/ thermal isolation.
ill post these photos here and a pdf for your viewing.
Your input is greatly appreciated!!
Thanks so much.
-Diego
The area in green is what id like to "add" to the hall.
Tell me if you think im nuts.
Take Care!

Aloha and welcome to the forum,
Congrats on your acquisition and studio build. :D
Before we go further, would you edit your profile to include your location, please?
We receive posts from around the world and due to the difference in materials available, etc, it would be helpful to know where you are, and its much easier to refer to your profile rather than jumping back to the first post, especially after a couple of pages go by.
Looking forward to your design and build!
