Studio/Rehearsal rooms

Hello guys! I want to build my studio in the back of a house bought some months ago. The idea is to rent the main house as offices or something like that, and take that part of the house for my own. A friend of mine helped me with the measures so I’m attaching the sketchup of what is right now built there. I just want to add that I want to build two rooms as my idea is to rent one as rehearsal room and another one focused on the studio. All the walls are built with block filled with cement and the roof is just poorly made of corrugated iron. There are neighbors at the left side, in the back there’s a glass workshop and at the right side there’s an open air parking. In front is the main house that will be rented. I think there are two options: OPTION A I was thinking I could bring down all the walls and start from zero with a rectangle area of 10.75 mts x 7.95 mts. Why? All the space in front of the planters is a concrete patio that can be used for the studio. I have feel that a good idea would be to make a nice big roof for all the 10.75 mts x 7.95 mts area, then build inside 2 smaller rooms with drywall and fiberglass (just think about a good way to add the windows) as well as the control room, bathroom, reception/lounge and a small warehouse. I asked an engineer for that and he just gave me some numbers that were out of my budget. But mainly I think that it would be a good idea to build the studio step by step: build one room and the control room inside of the rectangle with the bathroom, then build the other room and the last step would be to build the nice full roof that will finish some kind of “cube”, allowing the space for the lounge. OPTION B There’s also the possibility to use the structure built and just add a solid roof, but I think the absorption will not be good enough using only the existing walls. I could build a room inside the room but it will be pretty small and there will be no space to build not rectangular wall. Also the control room (the room in the middle) may be very small. There’s also the problem with the windows. I’m sorry if I’m not being clear… it’s hard for me to talk about construction in English! THANKS IN ADVACE! HOW LOUD AM I? I play in a Death Metal band and I'm now recording Metal and Hardcore bands, so I would say that place will be infested will loud riffs. For the moment, it seems the neighbors are not that pick as we are rehearsing in a not isolated room and no one has called the police yet :mrgreen: But as there are neighbors, I really want to respect their right to have some calm. BUDGET: Right now I have $4000, I can make an effort and invest some more money... That is why I was thinking I could start bulding Room A (right), then the Control Room and at last Room B.

Hey there! Personally, if you think what you have is too small to be practical for what you need, and if you have the budget, then I think I¿d go with your "Option A": knock it down and rebuild. However, you did say "... All the walls are built with block filled with cement ...". and that's a pretty good isolator already, so maybe you can try to save some of the existing walls, to help reduce your costs. Maybe at least keep the longest outside walls, and just add on new masonry from there with a good solid roof, as your outer leaf. Then build the rooms inside that, each as its own inner leaf. From looking at the sizes of the existing rooms, I see your point about them being small. How about if you tell us a bit more about what you plan to DO with your studio when it is finished, how loud you are, etc. Did you read the announcement at this post (click here)?
