New Studio, got the place but need a good layout

Hi All, Here is a layout of the office I am about to rent...it is 700 sq ft and has two offices already in place...I was planning on making it into one office for the control room but I am open to suggestions. I am not exactly sure what it will cost but I am completely open to input, I do have a max budget of about 4,500...although I would really want to do about half of that if possible. I have a home studio now, really good gear but just in need of more space. I would like to have a live room that is isolated, the control room need not be isolated. Please let me know if you have any questions. I have the option, I think based on what I read in the forum, of not floating the floor as I will be directly on the slab...that being said...how would I anchor the walls? What will they anchor to? One other thing of concern...The ceiling is 8 feet, am I sunk? Will I still be able to build a live room? Best, Keith
