It's been a long time. Wow. Well, we sold our old house (that I had tried to build a studio in but room was rotten) and bought another house. This summer we built a 26'x30' garage with a loft over it. I am in the planning stages of converting the loft into a studio. I would really appreciate some help (yet again)
Here are my details:

Garage is connected to house via 100sq' breezeway
Rural location. Closest neighbor 200 yards away
Ext. Dim. 26'x30'
Ext. Walls: 2x6 Timer Framing
Int. Partitions: 2x4 Timber Framing
Floor: 3/4" OSB on 2x10 joists (balloon framed)
Rough electrical complete, one circuit in large room, another in small room, baseboard heat, no budget for HVAC
Goal:
2 room studio, live drums, comfortable control room, nice to have 3rd room for office / hobby / other usage space.
Home recording personal projects, possibly local band demos.
Require decent sound isolation, like I mentioned rural, but connection to house requires minimal noise.
Budget: $2500~$3000 CAN (less better :wink:)
Problem: I can't figure out a decent floor plan and need some help!
