Noobie here!
I am planning on building a studio in my two car garage in the next few months.
I have a contractor uncle that will be doing a major part of this and I will be there to learn and help out as much as possible. But his knowledge and my knowledge of acoustics is super limited so that’s where I need you guys!!!

Where am I? Millbrae, California.
What am I attempting to do? I would like to build a small studio in my garage. My goal is to have a mixing room and a separate booth to record guitars/vocals/and drums.
Where am I right now in the project? Crossing fingers. I have a family contractor ready to help me but just need to get the plans figured out. I do not even have ideas about layout yet. I have been reading day and night.
How loud am I? I will be mainly mixing as I do a lot of virtual instruments, amp simulations, etc. So around 80 to 85 dB(C) maybe 90 peak for mixing. For tracking I can always track in the middle of the day (I have been in this location for ages and we have had bands practice in the middle of the day with no complaints) but I do want to be able to track guitar amps and vocals in the tracking room without too much bleed into the control room.
What do I record? Mostly Rock Music. Amp’d Guitars, Loud Singing, mostly virtual drums, but do want to occasionally be able to record live drums.
What is my budget? I’m hoping this stays around 2K. But willing to do what it takes to get this up and running.
What do I have to work with? This is a two car garage measuring at 18’ and 26’ feet width 20’ length. The floor is concrete.

What questions do I have?
1. Is it possible to get a control room AND a live room/iso room into this space? I’d like to be able to get a full drum kit every once and a while in the iso/live room so it needs to be big enough to do that and not sound too terrible, but the majority of time this room will be amped guitars and vocals. Is this possible?
2. Is it possible to get the levels down enough far enough so that a drummer or my 5150 and mesa amps would barely be heard in the mixing room?
3. Can someone help me in figuring out a plan of how i can fit a control room and a iso room in this limited space? Maybe help with a sketchup design? With still keeping some of the garage as little as it may be for storage space, water heater, etc. I do not want to hog the complete garage if possible.

Ok I posted pics of the garage. We started the cleaning not completely done so sorry for the mess. But if you guys could give me recommendations on how to design something in this limited space. I want to build an mixing room and an Iso room.

Thanks so I've read a lot of it but still can't get an idea of how to design the garage. Any chance someone can chime in and assist me?
