Hi there, I'm in the process of planning some new construction in a space I'm moving into. My goal is to build a control room in a large room currently used for occasional music rehearsal. It's not a typical arrangement so I'll try to lay out the parameters:
I am a long-term renter in a musical artist warehouse.
The room available for construction is secure.
The room shares no walls/floor with bedrooms etc...
There are NO noise issues with internal noise getting out. (abandoned industrial area)
There ARE some concerns with outside noise getting in (planes/garbage trucks etc...)
Will be doing 90% of the construction ourselves. One of us is a contractor 9-5 and another is an electrician.
The budget is $3,500-6,000 (US dollars)
The location is urban Oakland CA, relatively far from airports and subway/trains/freeway.
Now, about the room:
- Concrete floor
- Exposed brick walls (double brick?)
- Wood beam roof (8" beams I think)
- 12' ceilings on one side/13' ceilings on the other (slightly slanted roof)
- And two metal I-beams at 10' from the floor
My goal is to build a control room WITHIN the current room. I know this won't provide large amounts of isolation, but I'd like to gat as much as possible. I'm also considering an additional vocal/iso booth as illustrated.
I would also like a window in front of the desk :D
Oh yeah! Gear that needs to get shoved into the room:
DM-24 mixer (small format)
2x rackmount PC (10 ru)
2x 22" widescreen LCD monitors
Altec sidecar (16ru ???)
Outboard (12 ru)
NS-10 monitors
ADAM p33 monitors (on their sides? soffits?)
Small sofa ???
ME!
So my question: How big should I make this control room while leaving enough space to track and rehearse music?
Are there other corners that might work better as control room location?
How much isolation should I expect with only building in one room (as opposed to two "room-within-a-room" designs)?
Cheers, this site is amazing.

Maybe you can do some acoustical treatment with that budget but I highly doubt you can soundproof it AND do acoustical treatment AND do HVAC and electricity for that amount.

This is something you need to evaluate in place if you need to soundproof or not since the building actually exists.
Yes, I think you're right. For now I think we'll just work around any bleed issues in the live room. My focus is on building a sensible control room in the space for acoustic/workflow/security reasons.
This is bound to be an ongoing project. I figure build the control room 1st, then an iso booth for sources that need isolation, then spend the big $$$ and build out the remaining space.
This would ultimately leave me with a true double-wall system if done correctly and with proper planning... right? Does this sound like reality at all?
