Expanding our Rehearsal Faclity

Hello everyone. About this time last year I was building a rehearsal facility which was completed in late Sept. of 07'... Thanks to John's design plan, our business is doing very well. Thank you so much for such a great forum and all the advice. Without it we would have definitely failed!!! As of last week the property Mngt. company that we lease our current space from has offered us a new and larger place. They have agreed to build us new rehearsal studios and take on $5 per sq ft of TI (tenant improvement) costs for the build. The rest of the cost will be spread out on a monthly basis throughout the term of the lease, 120 mnths.... We would like to build between 12 - 15 studios and our build budget is about $110,000 total. The 12 - 15 studios is a rough estimate... if we can build more, utilizing all the space and money more efficiently that would be great.

The problem that we are having is how to go about placing these studios in a fashion to get the sound proofing (room inside a room) and the angled walls needed. We are looking at trying to get anywhere from 180 sq ft to 260 sq ft per studio (rough estimate). Details: A. 1 large HVAC unit to feed studios B. Each room will have to have its own ceiling joists built into frame because the warehouse celing is over 30 ft high. C. Standard 8 ft walls 2 -3 layers of 5/8 sheet rock on wall/ceilings D. Hallways need to be 4 ft (handicap accessible) I am sure there will be a lot more detail as time goes by but for right now we are just needing a good solid design to present to the contractor for bids. As far as the drawing...sorry about the scanned images its all I have at the moment.. The 20x20 room that is already built will be our personal office so the rest of the space is fair game. Also we would like the entrance to be by the roll up door so that the musicians can come and go without having to trample through our office with all their gear. Ben,, As you get ready to move forward with this, let me do a little research for you.. The issues are from my point of view as both an Architect and a Building Official (plans checker). What is the current 'use' of your space? is it your basic office / warehouse configuration? (from what I see, that would be my guess). And you will in effect be changing the 'occupancy' from storage use to probably business use (S to B). This will cause some ramifications as to the number of exits required, and the size and number of fixtures in your bathroom (s). You may be required to add restroom facilities. Is that figured into your T.I. budget? Things to consider:
    More toilet facilities Additonal HVAC Additional electrical, and the need for 'clean' electric circuits Exiting from the space, (may need 2, depending on number of people your new space can hold (per code) Disabled accessibility

Terry thanks for the help. This will be a minimum occupancy space and are already zoned for this particular use. There is ample parking, handicap accessibility and there is a restroom already built. We are zoned light industrial and have another rehearsal facility in the same warehouse on the other side of the building. Working out great!! Yeah as you point out there are still a lot of details to come but the thing I need the most help with is how to properly place the studios as to utilize this space and money (see original post). Just searching for some creative ideas, because every design I have come up with leaves a lot of wasted space. Thanks again!
i might try something like this - small rooms on one side (or intermixed) with larger rooms. make them good ratios - use metal stud and 2x layer of drywall. maybe 10' high instead of 8', or mix and match. then treat at least one pair of walls with slats or porous absorption to break up flutter and add broadband treatment. have a separate hall. back to back solid exterior grade doors w/ magnetic seals. run the hvac duct and wiring over the top (per code of course) (this is a quick sketch and obviously needs a bit more playing around to get all the doors and such in the correct locations. depending on the doors, you might only need 1 per room or start out that way and add the second door as needed.)

Dude Gullfo, that is a great design! Thanks a bunch for putting your unique eye on it. I was trying to look at the "written details" in the two bottom pics but couldn't get good enough resolution to see what it says. Is there a way to view the jpgs so that i can get better res. or maybe a PDF? Thanks for your help.... I've seen many of your designs and you truly have a gift there buddy! BEN
