With the long holiday and some other issues I apologize that i was not able to respond to any of those comments.
I did order the Rod Gervalis book "HOME RECORDING STUDIO-Build It Like the Pros". Excellent reading and information.
I am in the early decision making process and looking at potential areas inside an office building that I own for suitable space for recording studio and other musical related activities.
I myself am not a musician, but my sons are. My intent/vision at this point is to provide a suitable space and professional environment for them to practice their love of music, and to also provide a potential for developing a business by providing space, equipment, engineering and recording services to the local music community.
The office building is approx 22,000 sq. ft and is currently non occupied with the exception of my property development and management company.
There is also an additional 70,000 sq ft of warehouse facilities in various configurations and buildings located to the West and adjacent to the office structure.
This warehousing is currently leased out to a variety of small business, primarily mechanic and auto body and paint shops so there are some issues with outside noise intrusion into the office strucutre.
Located in an area zoned M1 (Manufacturing) and in an air corridor just off the International Airport, sound isolation from external sources is a higher consideration than isolating sound that may eminate from the studio, although solving one certainly has an equal effect on the other.
The facility was constructed in the late 50's early 60's and the front office is insulated builder block with wood decking on steel support beams.
The original single pane glass windows are still in use and will need to be addressed for sound and also energy efficiency.
I just completed installation of an insulated TPO roof membrane which is helpful for both sound and energy efficiency.
Another issue that must be taken into consideration is that the facility is located just outside the primary airspace corridor for Salt Lake International Airport as well as a small regional airfacility which services both private corporate jets and a division of the AirForce for the big refueling planes.
Due to issues relative to a fairly shallow water table in the area, the building sits on a series of raised concrete pylons, and the ground floor is constructed with wood floor joists and gluelams, so there is no real advantage as far as having a concrete floor at the ground level.
Construction budget has not been fully developed, although initally I am anticipating a minimum of $5,000.00 for construction materials, another $7-8,000 for labor and special requirements.
I tried messing around with the GoogleSketchup but could not get any satisfactory results so I have included a photo of a floor layout and added some dimensional information.
I have also included several pictures, and not knowing how many I can attach I have selected a few that show a bit of the current condition of the facilites.

Well I suppose after reading ,y last post I failed to state that I would welcome any comments or ideas as to how best utilize the existing space and rooms. Demolition to create larger spaces or construction for additional "room in room" are all possible.
Here are few more pics of the area I am currently considering.
There are other areas of the building which are aalso potential locations but i want to continue to explore the possibilites and issues in the current area

Looks good, but the 4X4 vocal room seems a bit small. I would get claustrophobic in there for sure!!! Plus, I wonder if there is any HVAC or fresh air in that room? It will be hard to encourage great performances out of there with it being so small, and the possible lack of fresh oxygen.

Yes is a bit tiny.
Is there a better size or configuration? As I have been reading this fourm, Rods book and other material, there seems to be alot of information regarding Control Rooms, live rooms etc, but very little that I have been able to find regarding Voal Booths, ie best room dimensions, acoutstical treatment, layoputs etc.
There is some area just off the closet that is open and could be utilized. Approx 8' from closet wall to exterior wall. (See photo below)
This is designated as 4"Riser area on the dimension photo. The riser has been removed
As far as air, no there is not at this time, although that would be a simple matter to pull from the existing into that space or area.
