Hi all,
I live in a newly constructed condo; unfortunately, the soundproofing wasn't done properly. The good news is that since the building is under warranty and not up to code regarding STC and IIC ratings, they'll be soundproofing at their expense. Sound engineers are coming out over the next few weeks and I want to be sure what I have in mind is correct in case they try to get off cheap.
The problem is impact noise from above. Very common I know. I've measured about 68-74db bleeding through the ceiling using a Radio Shack SPL meter set to C and slow. I'm picky and need quiet environments to be at peace especially when I'm doing work at home. I've been lurking on several forums including this one and thought I'd confirm my thinking here.
The ceiling structure is fairly simple as it's the floor structure above; 2x4 studs running the flat way so the 2" end faces left and right, not up and down; another level of 2x4 studs directly on top of the 1st layer; fiber glass insulation between the studs; wood strips running perpendicular to the studs; and finally 3/4" sheetrock/drywall. The ceiling in question has 2 sprinklers, a light, and a smoke detector. Ceilings are 8' 3".
The wall structure is also fairly simple. It's 3/4" sheetrock/drywall; 2x4 studs; fiber glass insulation between the studs; and 3/4" sheetrock/drywall.
Flanking doesn't seem to be a major problem as I feel little to none movement in the surrounding walls when somewhat loud noises are occurring.
From what I understand, the best option is as follows:
1. Tear down existing sheetrock/drywall.
2. Attach sound clips like RSIC or Isomax to the studs.
3. Attach furring channels to the clips.
4. Attach 5/8" sheetrock/drywall.
5. Attach 2nd 5/8" sheetrock/drywall with Green Glue between layers.
The green in my picture indicates walls I'll do myself if necessary in addition to the ceiling.
-Is there a better way to do this?
-Would only using 1 layer on the furring channels be okay?
-Should I simply attach another layer or two of 5/8 to the existing walls and only use clips on the ceilings?
-How would using two more layers of 5/8 with Green Glue over the existing ceiling and wall structure compare with using sound clips?
Thanks for you help!

I think that did it. Thanks!
Well they will just tear this out and rebuild it :) 2X4 flatways, on edge, it's code violation >if< this is what you have. But it most likely isn't. Wood I beams are real popular and have 2X4 top and bottom with engineered plywood as the "I" in the beam. You could have these in your overhead ceiling/floor plan. Thing is, they aren't going to be concerned with doing much more then meeting code and the ceiling could well be the place, the only place, they concern themselves to.The ceiling structure is fairly simple as it's the floor structure above; 2x4 studs running the flat way so the 2" end faces left and right, not up and down;
