So, I have a newborn on the way and am being forced to move my home studio into my detached garage behind the house. The story about the garage.
It is a 2 1/2 car garage with on large opening that is 16' 2" wide. I plan on covering that opening up. The exterior is brick and the interior is brick as well. There is no insulation anywhere in the garage and the rafters are exposed to the ceiling.
I normally track out of a professional studio in Raleigh, but I want to have the ability to stay at home and track since I'm going to have a little one at the house. At the house I run Pro Tools LE (Production Pack) on a iMac with 2 Chameleon Labs 7602, Apogee Rosetta, and various mics. I am looking to upgrade my rig with this proposed studio to HD.
That being said I would like to have the ability to track drums, guitars, and vocals in this space and also be able to mix at a loud volume. I've come up with a crude sketch-up 2D plan that proposes my ideas of where the rooms will go. After that, I must say that I'm at a loss from where to go.
My budget is around $10,000 and really can't go above that. The garage at this point does not have HVAC, and only one electrical line run to it. I have the people in mind to do the work. I just need help designing the space and utilize it the best way possilbe.
I also don't want to soffit mount the speakers, because I am planning on getting some NS-10s or Event ASP8's. I am currently using KRK 5's right now. I was thinking of just placing them on stand in front of the future mixing console or desk. Thoughts?
To help with line of sight I was also thiking about using sliding glass doors to access the live room and ISO 1 from the control room instead of having windows. Thoughts?
I figured this would be the easiest way to have traffic move around and get gear into the room and I still have to get trash and the such to garbage which is located in the alley.
I'm also including a "mud room" to help with security from the alley entrance.
Oh yeah, the height is 8' tall. Thanks for everyone's help in advance. The only other thing is that I'm on sort of a time crunch with this. Yes, I know that I should've planned earlier, but I wasn't expecting to have the money and I'm on the road a lot. Excuses aside, thanks again.

I thought that I posted in the sketchup about the neighbors. Sorry. My garage is located at the back of my yard which is 30 feet from the house. I live in a city environment where the garage is placed at the end of the property line and butts up to an alley where the closest neighbor is going to be 30 feet to the front of the garage (ie. to my yard) and 30 feet from the alley way (give or take a few feet). I have neighbors on both sides of my house that are about 5-6 feet on either side, but the garage is still 30 feet from them.
As far as isolation requirements, if I could make it as sound proof as possible the better. We all want that in an ideal world, but if I could get it to bedroom levels on the outside that would be great. Something like a normal voice level of 60-70 db on the outside while I am tracking a guitar at say 90-100 db would be great. I hope that helps.
Living in a city neighborhood, I don't get too much traffic except for the occansional bass-thumping mobile and the morning delivery trucks to the market in front of my house. Planes fly overhead occasionally, but it's not an everyday occurence.
I did look at Johns sample layouts, but being a guitar player and not the best with layouts and designs, I decided to post here. Also, with the strange (at least to me) placement of my entryways, I decided to solicit some help.

ps...i added two storage rooms in sketchup that are attached at the yard side of the room, but there is no access from the inside of the garage and photos are up. thanks again
can you open up the 2 rooms that are only currently accessible from the back? also, how high is the ceiling joists? how large are the ceiling joists?
