I'm going to be moving my studio in the Fall from a measly 368sf facility to a new 1500sf space.
In the attached Sketchup drawing, the two built-out rooms are (in order of size) the bathroom and kitchen. Their locations cannot be moved, but the actual walls could potentially be knocked down and rebuilt at different angles if necessary.
With the kitchen and bath taken out of the equation, the remaining square-footage is approximately 1175. Ideally, it would be occupied as follows:
Control Room - approx. 250sf
Live Room - approx. 300sf
2 Bedrooms - approx. 150sf each
Lounge - approx. 150sf
Iso - approx. 150sf
Obviously, options are somewhat limited by the windows on the exterior wall. Other than that, it's pretty much a blank canvas. In a perfect world, each bedroom would have at least one window, but it's not imperative.
Our biggest concern is the Control Room. Our current monitoring environment leaves a lot to be desired, and we're pretty determined to end up with something significantly better this time. So that being said, compromises can be made on the Lounge/Iso/Bedrooms if we can get a better sounding Control Room out of it.
I should also note that the building's management company is installing a new HVAC system around the time that we'd be building the space out and have offered to build it to our specs, so we don't need to design around an existing system. Also, all the ceilings are 12'. The floors are concrete, but we're on the 3rd floor and floating is most likely not an option. We'll probably end up laying down some kind of laminate (e.g. Pergo) so that it'll at least look decent and hopefully kill some of the awful "ping-y" concrete reflections.
Any ideas would be greatly, greatly appreciated.

Location: Boston, MA
Noise Levels: We'll probably be approaching 110-120 dB SPL at times. The neighbors are quiet, and don't mind if we're loud (all the other units are artist studios).
Budget: Up to $10,000 for construction costs. I know this is pretty low for what we're trying to accomplish, but we'll be doing the construction ourselves and the building management is covering the cost of all electrical and plumbing work/materials and will also be furnishing the bathroom and kitchen. So all $10k can go to materials.
Intended use: This one is pretty straight forward. We record mostly Alternative/Indie/Pop-Rock bands, so we'd like a relatively "live" sounding Live Room, and a pretty tight Iso Booth. The big concern is our Control Room, which needs to be as flat as possible within our budget constraints.
I hope I'm not coming off as lazy for not having posted any design ideas. I've made a bunch, but was more interested in getting an entirely fresh perspective rather than just small corrections/modifications to my current plan. I guess I'm having a hard time thinking "outside the box".
