Control Room Config...

Hi, Let me start by saying that I'm new to this site, but I can already tell that you guys provide a great service. Thanks in advance for all of the comments. Now, I'm lucky enough to have just leased out a nice sized commercial property for which my partner and I are going to be using to open up our own recording studio. The attached sketchup shows the space as it is right now structurally (minus cosmetics such as carpeting, hardwood, paint, etc.). Unfortunately for him (but fortunately for me), the person that rented the space before me planned on turning it into a studio but ran into money trouble before he could finish...thus, leaving us 75% closer to attaining our goal! Although, we'll benefit from his work, we're also stuck with the choices he made. Things we probably would've done differently: 1. Made the control room bigger...much bigger! 2. Left the cinder block wall that separated the booth and the production room intact instead of busting through it to put a window in 3. Left the one and only window exposed as appose to covering it and rerouting the air flow with vents Besides some other minor changes I wish I could make (and stay within my budget), the space is in great condition and I couldn't ask for a better starting point. The question I have regarding the control room (in the upper left corner when you open the file), is what would be the best way to layout the room? I'd like to know everyone's opinion as far as where I should put the control desk, bass traps, reflection & diffusion, etc. As a matter of fact, any suggestion anyone can give regarding the entire space is welcomed! Only my main objective is to get a better idea of what my options are regarding the control room (seeing as though my options are very limited regarding the rest of the space). First thing anyone interested will want to know is what are the numbers on this area. Someone else may be interested in, geographically, where you live and provide you with a sticky to review at the top of this forum. I won't do that to ya because I think you already shot your own foot by not having a pencil handy to record the most basic and needed of information...the numbers. Welcome ;)
Thanks xSpace for the heads up. My apologies...I bet that's an all too common mistake of a first-timer. Here is the dimensions of the control room (the ceiling height is 8.5 ft). Hope that's what is needed. Also, as can be seen on the second image, the ceiling is lowered by 2ft 9in on the west and south portion of the control room (3ft from the wall on each side). PS - I live in the Bronx, NY, but the studio will be located in Westchester (New Rochelle to be exact). Hope this helps! If anything else is needed, please let me know!

is that soffit for the HVAC ducting? or structure? either way, consider building out false soffit to match and use it for bass trapping and keeping the room symmetrical.
I understand the soffit was built only to conceal the pipes that run along the roof (the space is in the basement of a commercial building). Thanks for the suggestion. I'm not the most schooled when it comes to acoustics so I'll be researching. Thanks again.
