from skyscraper to loft

After seriously considering the idea of having a studio in a high rise, I have decided against the idea. I have estimated the acoustical rennovations would be far too expensive, and somewhat ultimately pointless because I would be out of business before I finished building it.
I have, however, recently found several loft spaces that seem very appealing to me.
The loft I like best an 1100 square foot space that is fairly long...roughly 40 feet, and about 27 feet wide. The rent is 2200 bucks/month is about what I was looking to spend.
Anyways, it is a shared loft space...a scluptor uses the other side of the 1 story building to do his work. I have yet to see the space, but he claims that the two spaces are fairly well seperated by a double wall, with insulation in between. My question....what further provisions do you think i would need to take to properly isolate myself from his space. Should I build one more wall to be safe? Like a triple wall? It was already in my budget to have double wall, so perhaps putting up a third wall would help even more?
Should I float the floors? What would it cost...roughly...to float a space that large? I would probably be floating about 600-700ft of it...the rest would be web design office, and lounge, etc.
Like my other posting I want the ability to mix in sorround...should the shape on my control room be similar to those on the SAE site, or should they have a different shape? It seems like a lot of audio for video sorround enviornment are in fairly square rooms. please let me know what you can.
An idea of the costs is very important to me right now because I am still forumlating my business plan, and need to present it to the bank. Does anyone know what an average payment would be like to a band if i took a loan of like 100 thousand?
