Advice on potential mix room

I've got an offer on this new room. It's a lovely loft with windows. I've spent 2 days playing music and doing some tests. This is the best plot I got. I got some better sweet spot readings when moving to weird places and closer up to the speakers, but this is more or less the spot where I need to sit in the end.
The slanted ceilings makes it hard for me to guess what to expect from treatment. There's plenty of corners to use for trapping but the overhead ceiling is quite close. My biggest issue when I audition music and tones seem to be the 200Hz peak and I'm guessing it's the floor-ceiling mode .. but I'm not sure. The dip underneath makes it worse of course, but to my ears that dip is not as crucial as the peak.
The 40Hz in the plot is the ventilation and the random 50Hz rumble is the studio next door (actually no door at the moment, that's why).
So, just fishing for thoughts. Do you see any pitfalls? Should I pursue or back out?
The location is a big plus so I'm hoping for the best.
