Two studios in a basement?

Hey guys,
Greetings here from Amsterdam. Since 10 days I’ve just become the proud rent-owner of a basement/ souterain room of about 41m2 (441 ft2), which will be used for electronic music production. After spending a few days in the room it seemed apparent that quite some insulation will be necessary to block out noise from the neighbours.
As the insulation needed will probably be quite costly, I'm looking to split up the basement in 2 studio’s to split the rental- (and hopefully construction-) cost.
After doing some online research I came up with the attached construction ideas (I’ve done my best to create the images as self-explanatory as possible)..
I have the following questions:

- Do you think it is even possible to split the basement into two separate studio’s without too much disturbance from each other?
- Do you have any recommendations about the design?
