Hi there I hope i make myself clear, apology if i dont know all rules yet but it is kind of urgent for me

So I am going to buy two floor appartment and on the second floor (with slping ceiling) want to build home studio, mainly computer based ( decent control room )

I have two to choose from:
this one has an open space to the room beneath but its possible to close it (bulid a floor or a wall)
There are also ventilation colums inside
the second appartment (roof level) has a chimney inside
My question is can i take one of these ( and which one ?) or should i forget it and look for other appartments

Sorry if my writing is chaotic but i need only rough answer about it just a hint so i could better focus on choosing the proper new home with a proper place for studio
