Looking for a new studio basement. Sizes or No neighbours?

Hi,

After 11 years in my old studio I'm searching for a new basement to place my new studio, and I'm hesitating about a place I found close to my home. This is very important for me because now I've a child and I must be close to home.

The place is inside of my town but it's placed between two shops and above it there are only "terraces" of the people living in the closer builing.
And below that place there are undeground garage.

The place is maybe too long. 16,50 meters X 4,65 meters x 4,5 meters (height)
